 Indian Beach Community Club- registered with the State of Washington as an HOA

Indian Beach Community Club (IBCC) is a non-profit corporation operating as a Homeowners association (HOA) (1) in the state of Washington. IBCC is currently functioning under its original Articles of Incorporation and Amended Bylaws and conform to the Washington definition (2). The trustees are reviewing our HOA procedures (RCW64.38. …) to become a better managed club. More specifically the board and trustees will catalog IBCC assets, determine useful life and designate a separate budget line item for replacement cost while pointing to shortfalls. They will review our current bylaws, identify the corresponding RCWs’ and determine if modifications and additions are warranted to bring to the membership attention. The trustees feel the review of the Washington RCWs’ are long overdue, as they represent time tested standards that provide guidance for our club/HOA.

At the annual meeting during the financial segment the IBCC will discuss/vote/declare the membership dues for the coming year. Anytime during the year special assessments maybe called for and voted upon by the members as outlined in the current IBCC bylaws. The new website, indianbeach.net, has a password protected member section where this information will be added and updated.

(2) RCW64.38.010 (11) "Homeowners' association" or "association" means a corporation, unincorporated association, or other legal entity, each member of which is an owner of residential real property located within the association's jurisdiction, as described in the governing documents, and by virtue of membership or ownership of property is obligated to pay real property taxes, insurance premiums, maintenance costs, or for improvement of real property other than that which is owned by the member. "Homeowners' association" does not mean an association created under chapter 64.32 or 64.34 RCW.
